The Fairways at Aberdeen Homeowners' Neighborhood Association is a planned neighborhood, which is part of the larger planned residential community known as Aberdeen.
This neighborhood is comprised of forty-seven ranch style attached homes on two streets; Muirfield Drive with thirty six homes and Glencoe Lane with eleven. Muirfield Drive has three duplex units and ten triples. Glencoe Lane has one duplex unit and three triples.
The average home is 2,325 square feet on the main living area. All units except two have full basements. Each home has a large kitchen with dining area, great room, dining room, den/bedroom, two full baths and two bedrooms, one of which is a Master Suite with large walk-in closet and luxury bath.
The Fairways is a Neighborhood Association legally referred to as a Homeowners Association.
Areas of Responsibility for Fairways Neighborhood Association:
All grassy and landscaped and other open areas within the Common Area and
the Building Envelope, [see Documents: Article V, Section 1 (i)).
Snow removal from driveways, [located on the Building Envelopes] to keep them
reasonably free from such snow as the circumstances may reasonably permit.
Utility Facilities within the Neighborhood to the point where they intersect with the
exterior face of an exterior wall of a Residence, including any sprinkler system
installed during original construction of the Residences.
All mailbox facilities, [but not the boxes themselves].
Exterior Repairs: Maintain and make all repairs and if necessary, replacements
to exterior walls and the roof of any building containing Attached Residences
erected during original construction, [see documents: Article VI, Section 3].
Areas of Responsibility for Fairways Owners: Documents [Article V and VI].
Removal of snow on all walkways between an Owners's Residence and the
driveway serving such Residence.
Repair and Replacement of Utility Facilities serving a Residence from exterior
wall leading into the unit. Utilities include but are not limited to: water [with the
exception of Common Area irrigation], sewer, electricity, gas, telephone, cable
television, and any other utility services used.
Repair and replacement required to keep in good condition and repair the
driveway serving a Residence and other paved areas on the Building Envelope
between the driveway serving such Residence or adjacent to the Building
Envelope and designed for the primary use of such Residence.
Repair and replacement of all exterior mailboxes servicing a Residence, and all
mailboxes and mailbox facilities exclusively servicing a Residence.
Repair and replacement of any Exclusive Use Areas designated for the use of an
owner; [decks, patios, porches].
All doors, garage doors, and windows.
Repair and replacement of any patio or other structure located on a Building
Envelope.
Insurance
Common Wall [attached residences].
Rubbish Collection: Coordinated by the City of Highland Heights, Ohio.
Total Monthly Fee: $250.00 (Subject to change)
