Introduction:  The Golf Villas at Aberdeen are Quality, upscale custom homes bordering the 1st and 9th holes of StoneWater Golf Course.  The Golf Villas are fully developed consisting of 70 free standing single homes. 
Designed and built by Miller Homes.  Each home features a dramatic entry foyer with soaring ceilings, a private first floor master suite with luxurious bath, walk-in closet and a first floor laundry room.  An open free flowing concept continues into the 18 foot high two story great room featuring a full two story high fireplace wall and full height featured window wall overlooking the golf course.  The second floor consists of two or three bedrooms, bonus room and open loft overlooking the great room.  Each house has a complete basement.
The homes range in size from 3,600 square feet to 4,200 square feet.  All homes are professionally landscaped and include front lawn irrigation and underground utilities. 

Size/Location of Community:  70 homes situated on 18 acres located off of Aberdeen Boulevard half way between Bishop and Minor Roads.  The streets within The Golf Villas consist of East and West Glengary which is one continuous loop originating and ending at Aberdeen, both public streets maintained by the City of Highland Heights.

Areas of Responsibility for Golf Villas Neighborhood Homeowners’ Association:

  • Lawn Maintenance – mowing, edging, fertilizing, weed control and watering of front lawns.
  • Bed Maintenance – mulching, deep edging, weeding, trimming of shrubs.
  • Snow Plowing – driveways only (sidewalks from drive to front door optional at homeowner expense).
  • Mailboxes and posts.
  • All maintenance & replacement of all landscaping, irrigation and structures within the Common Areas.

Areas of Maintenance Responsibility for Golf Villas Owners*:

  • The entire interior of the home structure.
  • The entire exterior of the home structure including, all man doors, garage doors, windows, vinyl siding, stone/brick, roofs, and gutters/down spouts.
  • All concrete (sidewalks, front stoop/steps, driveways) within the building envelope.
  • Exclusive use areas i.e., decks, patios, porches and awnings (to be preapproved by the Neighborhood Association Board). 
  • Any privacy walls and/or fencing (to be preapproved by the Neighborhood Association Board).
  • Replacing dead shrubs & trees outside the Common Areas (the majority of shrubs & trees are NOT in the Common Areas).
  • Any utilities from the exterior wall leading into the home.    
  • Removal of ice and snow on front stoop/steps and walkway between the home and driveway.

Areas of General Responsibility for Golf Villas Owners:                                                                  

  • Rubbish removal (place trash in secure containers at the end of driveway the morning of pickup). 
  • Utilities - water (with exception of common area irrigation), sewer, electric and gas.
  • Insurance – for Fire, Extended Coverage and all Risk Insurance covering the home in an amount equal to the full replacement cost of the unit (interior and exterior).

Total Monthly Fee:  $185  (Subject to change)                                                                                        

Breakdown:  Golf Villas Monthly Maintenance - $150.21 (includes reserve fund)
Aberdeen Master Association Maintenance/Reserve Fund - $4.79
(This fund services the Community Center including the Pool, Tennis Courts and Common Areas not served by the Neighborhood Associations).
Aberdeen Master Assoc. Dues - $30.00
