The Village at Aberdeen is a neighborhood of quality, upscale custom ranch and two-story homes bordering the 12th through 17th holes of the StoneWater Golf Course. These homes all have a private first floor master suite with a luxurious bath and walk-in closet, a first floor laundry room plus a full basement and range in size from 2400 to 3300 square feet of living space.  The Village currently consists of 11 duplex homes containing two Residences each and 65 free standing single homes. There are still many golf course home sites available and when fully developed, The Village will have 130 homes.

Size/Location of Community:  130 homes situated on a parcel of land consisting of 35 acres located North off of Aberdeen Boulevard at Burwick Road.  The streets within The Village consist of Burwick Road, Gretna Green Drive, Skye Road and Alden Lane, all maintained by the City of Highland Heights.

Areas of Responsibility for The Village at Aberdeen Homeowners’ Neighborhood Association:
Lawn Maintenance – mowing, edging, fertilizing, weed control and watering of lawns.
Bed Maintenance – mulching, deep edging, weeding, trimming of shrubs and replacing dead shrubs & trees.
Snow Plowing – driveways only.

Areas of Maintenance Responsibility for Village Owners: 
Exterior Building Upkeep is the responsibility of the homeowner.
All concrete (sidewalks, front stoop/stairs, driveways) within the building lot.
Exclusive use areas (decks, patios, porches).
Any privacy walls and/or fencing.
Common walls between the duplex units.
Mail boxes and their support posts.
Any utilities from the exterior wall leading into the unit. 
Removal of ice and snow on front stoop/stairs and walkway between the home and driveway.

Areas of General Responsibility for Village Owners:
Rubbish removal - place trash in secure containers or bags at the end of driveway after 7 p.m. the evening  before pickup day)
Utilities -  water (with exception of common area and lawn irrigation), sewer, electric and gas.
Insurance – Each Owner of an Attached Residence shall obtain fire, extended coverage and all risk insurance covering his Attached Residence in an amount equal to the full replacement cost of such Residence.

Total Monthly Fee:  $213  (Subject to change)
