Vistas Neighborhood Association Annual Meeting

Quality, upscale custom homes bordering the 6th and 7th holes of StoneWater Golf Course.  The Vistas consists of 14 duplex buildings containing two Residences each.  When fully developed, The Vistas will consist of 30 living units situated in 15 duplex buildings.

Areas of Responsibility for Vistas Neighborhood Homeowners’ Association: 
Lawn Maintenance – mowing, edging, fertilizing, weed control and watering of front lawns.  
Bed Maintenance – mulching, deep edging, weeding, trimming of shrubs and replacing dead shrubs & trees. 
Snow Plowing – driveways only (salting of drives as directed by Board).
Exterior Building Upkeep – painting, caulking, vinyl siding, stucco, stone/brick, roofs/gutters/down spouts and window & door frames.
Exterior Pest Extermination
Mail boxes and mail box facilities.

Areas of Maintenance Responsibility for Vistas Owners:
All concrete sidewalks, front stoop/stairs, driveways within the building envelope.
All doors, garage doors, and windows (including hardware and shutters).
Exclusive use areas (decks, patios, porches).
Any privacy walls and/or fencing.
Common walls between the two units.
Any utilities from the exterior wall leading into the unit. 
Removal of ice and snow on front stoop/stairs and walkway between the unit and driveway.
Interior Pest Extermination

Areas of General Responsibility for Vistas Owners:
Rubbish removal (place trash in secure containers or bags at the end of driveway the morning of pickup).
Utilities - water (with exception of common area irrigation), sewer, electric and gas.
Insurance – for Fire, Extended Coverage and all Risk Insurance covering the unit in an amount equal to the full replacement cost of the unit (interior and exterior).
Liability Insurance – in the amount of $1,000,000 on account of bodily insurance to, or death of, one or more persons, and in the amount of $100,000 on account of damage to property.

Vistas Monthly Reserve Fund - $90.00
Aberdeen Master Association Maintenance/Reserve Fund - $45.00
